Policies

As a small Bed & Breakfast we have found it necessary to adopt the following policies:

Reservation

All reservations require a credit card (VISA, MasterCard, Discover, American Express) to hold the reservation. We do not process the card at the time of reservation. Reservations are easily made online with our reservation system or by calling us at (800) 421-0082 or (716) 753-7989.

Payment

At check-out we can discuss the following options for payment:

  • Charge the balance due to your VISA, MasterCard, Discover or American Express charge card.
  • Accept cash payment of the balance due.

Cancellation

If your travel plans change and you must cancel your reservation, we ask for seven, 7, days advanced notice to avoid penalty. Fourteen, 14, days during the summer Chautauqua Season (June 14 to Sept 6).

  • A phone call is preferred and all that is necessary to cancel a reservation.
  • Cancellation may result in billing for the full amount for each room canceled unless the room or rooms can be re-booked.
  • In the event of a no-show or a shortened stay after arrival, the full amount of the reservation may be due.
  • If your stay included a special stay package please note that some of these may include some arrangement with local vendors, and for which we are liable, the full amount of the package may be due.

Rates

Rates and policies are subject to change and can vary during high impact periods and for some special events or requests. New York sales tax of 8% and a Chautauqua County room tax of 5% plus a service charge of 3.5% will be applied to all charges.

Minimum Stay Requirements

Please note there may be a minimum stay requirement for the nights you wish and will be indicated on the reservation calendar.

Reservation Confirmation

When you successfully submit a reservation online, we will contact you within 24 hours via e-mail to confirm your reservation. If you do not hear from us within 24 hours please call us at (800) 421-0082 or (716) 753-7989.

Check-in

Rooms are available after 3:00 p.m. Earlier check-in is by prior arrangement only (please call us at (800) 421-0082 or (716) 753-7989) as the immediate readiness of your room cannot be guaranteed.

If you are going to arrive late or your travel time is delayed, we kindly ask you call to inform us, so we know when to expect you.

Check-out

Check-out is at 11:00 a.m. on the day of departure. We ask that you respect this so we may have time to clean and freshen the rooms for the next arriving guests.

Dietary Requirements

Should you have any special dietary requirements or needs we request you note this at the time of reservation or call us (800) 421-0082 or (716) 753-7989 in advance of your stay so we may best accommodate you. We will discuss this upon check-in also to meet your needs.

Children

For safety reasons and for the comfort of our guests, only children age 13 or older can be accommodated. Parents must supervise their children at all times and keep them from running, jumping, and shouting while inside the Inn. Unsupervised children may not be anywhere in the proximity of the farm animals, horses, or dog. Climbing onto farm equipment, trees or any fencing is not permitted.

Pets

For safety reasons and for the comfort of our guests we are not able to accommodate pets.

No Smoking Environment

The Great Tree Inn Bed & Breakfast is a non-smoking environment.
